- The homebuyer meets with the builder to
determine which home and options meet their

- Capital Mortgage reviews the estimated price,
adds in closing costs, interest carry during
the construction period plus a margin to cover
future upgrades and advises the builder on a
final contract price.
- Homebuyer and CMFC complete loan application
with new adjusted sale price.
- Capital orders appraisal to include new adjusted
sale price.
- Builder notifies Capital of preferred draw
schedule.
- Loan is approved and settlement occurs, with
lot price, realty sales costs and engineering/permits
etc. proceeds to buyer.
- Home starts construction, inspections ordered
by builder as each phase is completed
- Inspector sent for each completed phase and
draw proceeds sent or wired directly to BUILDER.
- Home completed, final inspection and Use and
Occupancy completed for final draw to be sent
to builder.
