6 Signs of Bad Land to Look Out For

1. Access

These six points by which to judge the appeal of any property, which create the acronym “ASSESS,” are taken from Acrewell Land Company on YouTube. First, look at how accessible the land lot is. If it appears to be landlocked, look for an easement between properties that allows you to build a road to the county road. If there is none, it’s not a good piece of land.

2. Soil

The next criterion is if the property is buildable. You can get a soil percolation test from a land surveyor to see how well it drains. If the soil has a good quality for building, then it can be listed for buildability. If it is unbuildable, then it may not be possible to make it so. 

3. Slope

Check a topography map for the slope of your property in question. This mapping can give you eye-opening information about how easy or difficult it would be to build a home on it. Flatter land is easier to work with. It’s best to avoid building on land with no slope below 10-15%.

4. Environmental

In central Maryland, it’s more likely to find properties in a federal flood zone, which requires mandatory flood insurance. It also requires special care in flood-proofing the home. Take note of whether your future driveway would run through a flood zone or not.

5. Street View

Take a look at the street view of the property on Google Maps if possible. What scenery would you have? What’s the condition of the neighboring yards? Would you be next to a highway, railroad, or commercial property? Would your home face oncoming traffic from a main road? If it looks unpleasant to you, it’s not a great choice in that regard.

6. Satellite View

The satellite view can give you clues about the neighboring institutions. The land might be next to a downtown center, or an unpleasant feature like a commercial trucking center, manufacturing site, or graveyard.
