Your home’s HVAC systems are worth knowing about. Here’s what you should know.

Homeownership is a bigger responsibility than many people realize. Owning your home can mean so much more than just “keeping up appearances;” it can mean having a stable place to stay, a place to make your own, and a shelter to pass down to your children. Maintaining a house is part of the deal. Here’s how to understand home heating and cooling, the “guts” of the house that make it run well.

Main Components of Home Heating and Cooling

Hot Water Heater

The hot water heater can have a tank or be tankless. No matter what model it is, it is crucial for having those hot showers and hot water for washing dishes. A hot water heater’s average lifespan is 8-12 years, but some can last far longer. Do not delay if you notice that your hot water heater is leaking or has lots of rust; your house doesn’t need a flood.

Furnace

The furnace is the traditional residential heating system. It connects to ducts and vents throughout the home to provide forced air temperature control. It’s a good idea to test your heating early in the cold season, such as early-to-mid fall, to catch any problems before you need the heater in the dead of winter. Depending on the fuel type, a furnace can last between 15 and 30 years on average.

Air Conditioner

The air conditioner is a separate HVAC system that naturally does what the furnace does, except that it pushes cool air throughout the home. It usually has a fan setting, but only using the fan setting can push moist air around the house and grow mold rather than extract that moisture. Air conditioners might last between 12-17 years but could last longer.

Alternative Heating/Cooling System

It’s possible to install an alternative HVAC system instead, such as a geothermal unit, heat pump, and more. You can either research the products yourself, or work with a home builder who offers alternative HVAC systems.

Insulation & Ventilation

None of these home heating and cooling systems will do much good if the home lacks insulation. You could go with traditional insulation or an airtight home design, which will still need a ventilation system, which helps take old air out and fresh, temperature-controlled air in.
